Data Center Group to Deliver Hofheim Data Center as General Contractor for Major International Data Center Operator

A major international data center operator is entering the German market with Data Center Group, expanding capacity in the Frankfurt/Rhine-Main data center region.

Data Center Group (DCG) is developing, planning and building a new data center in Hofheim-Marxheim in the greater Frankfurt/Rhine-Main area for a major international data center operator. Construction is scheduled to begin next Monday, October 5, 2026, with site setup marking the start of work in Hofheim. With a site area of approximately 11,000 square meters, up to 30 MVA of electrical connection capacity and a planned start of operations in the first quarter of 2028, the facility is intended to provide additional capacity for highly available, scalable and AI-ready data center infrastructure. The international operator is leveraging DCG's market expertise and execution capabilities in Germany. The project responds to rising demand for data center capacity in Europe while available land and power capacity within the city of Frankfurt remain limited.

Hofheim as a location in the context of Frankfurt's capacity bottleneck

Frankfurt is one of Europe's most important digital hubs. At the same time, available power capacity for new data center projects within the city of Frankfurt and its immediate surroundings is largely exhausted. As a result, sites with secured power availability are becoming increasingly important. The Hofheim data center project combines this key site requirement with high-capacity fiber connectivity and proximity to DE-CIX.
The project is designed to be delivered in three scalable construction phases. The building will comprise two floors of data center space. The infrastructure is designed to meet current and future requirements for cloud, high-performance computing and AI applications. Planned features include flexible technical systems and a combination of air and liquid cooling for areas with particularly high power densities.

International Data Center Operator Partners with Local Expert

The Hofheim project marks the entry of a major international data center operator into the German market. For project delivery, the company is relying on Data Center Group's local market knowledge and project experience. The partnership combines international investment and development capacity with DCG's expertise in planning and delivering complex data center projects in Germany.
"The German data center market continues to grow, while at the same time facing significant challenges related to land, power and permitting. The Hofheim project demonstrates how new capacity can be developed near established digital hubs. For an international data center operator, local expertise is essential to translate an internationally planned project into the German regulatory and market framework," says Ralf Siefen, CEO of Data Center Group.
For delivery in Germany, DCG contributes its experience in data center development, planning and construction, along with its knowledge of local conditions. These include, in particular, building law, permitting processes, technical requirements and the specific characteristics of the German market. The partnership therefore brings together international investment and development capacity with local project and execution expertise.

Designed for Increasing Power Densities

The project is designed for a maximum electrical connection capacity of up to 30 MVA and will be developed in phases in line with demand. The plans therefore specifically account for applications that require substantial computing capacity and high power densities. The technical design is aligned, among other requirements, with EN 50600 Availability Class 3 (VK 3) and incorporates the operator's project-specific design principles.
Energy efficiency and resource use have also been incorporated into the planning. Among other measures, the project is designed to make a double-digit percentage of the waste heat generated available for potential future use. The plans also call for 100% renewably generated electricity to cover externally sourced power demand. In this way, the project addresses regulatory requirements and the growing importance of efficient data center infrastructure.

Significance for the European Data Center Market

The Hofheim development is representative of a broader shift in the European data center market: large international operators and developers are seeking new locations as established digital hubs reach capacity limits. As a result, the development of high-capacity sites outside traditional clusters is becoming increasingly important in Germany. The Hofheim project combines this location strategy with the market entry of a major international data center operator and a project partnership established in Germany.
